Bilterm\u2019s AI assistant is a sidebar copilot that answers from your documents and remembers context across conversations. It\u2019s only useful if you feed it.<\/p>\n\n\n\n

  1. Open AI Chat<\/strong> \u2014 or click any \u201cChat with AI\u201d<\/strong> button on a building or portfolio page to start with that context.<\/li>
  2. Type in the input (\u201cType a message\u2026\u201d) and ask about your portfolio, your procedures, your documents.<\/li>
  3. Feed it documents.<\/strong> Paste in lease clauses, building notes, maintenance procedures, property details \u2014 anything you currently keep in your head or in a drawer. The assistant chunks and indexes the text into its knowledge base.<\/li>
  4. Manage threads<\/strong> like a chat app: create new ones per topic, rename them, search them. Titles are generated automatically.<\/li>
  5. The assistant keeps short-term context<\/strong> within a conversation and builds long-term memory<\/strong> of facts you reinforce \u2014 so \u201cthe boiler in building X is from 2019\u201d stays known.<\/li><\/ol>\n\n\n\n

    What it can and can\u2019t do<\/h2>\n\n\n\n
    • It answers from the documents and notes you provide, plus the conversation at hand.<\/li>
    • It does not<\/strong> read your rent ledger. \u201cWho owes me money?\u201d is a question for the Rent tab, not the chat.<\/li>
    • AI answers can be wrong. Verify anything with legal or financial consequences against the source document.<\/li><\/ul>\n\n\n\n

      • The highest-value first upload: your standard lease clauses and your building notes (boiler age, roof year, quirks per unit). That\u2019s the knowledge you get asked about most.<\/li>
