Every repair in Bilterm starts as a request and moves through a visible pipeline: Requested \u2192 Needs Review \u2192 Approved \u2192 (Declined). Photos first, paperwork later.<\/p>\n\n\n\n

  1. Go to Entretien<\/strong>. The metrics strip shows requests, needs-review, approved, declined, active projects, amounts owed, and year-to-date spend.<\/li>
  2. Click Propose work<\/strong>.<\/li>
  3. Pick the Building<\/strong>, then the Unit<\/strong> \u2014 \u201cPick the apartment when the problem is inside it.\u201d<\/li>
  4. Set Requested by<\/strong>: \u201cThe tenants on the unit\u2019s current lease, or us.\u201d<\/li>
  5. Describe What needs doing<\/strong> (required), set the Priority<\/strong> (defaults to Medium), and add an Estimated cost<\/strong> \u2014 \u201cA guess is fine \u2014 approving is where it gets committed to.\u201d Add Details<\/strong> as needed.<\/li>
  6. Attach photos of the problem before you hit Send for review<\/strong>. A photo of the leak beats three paragraphs about the leak.<\/li>
  7. Track the request on the Maintenance page as it moves through the tabs: Requests<\/strong>, Needs Review<\/strong>, Approved<\/strong>, Declined<\/strong>, All<\/strong>. Status updates arrive live.<\/li><\/ol>\n\n\n\n

    Tips<\/h2>\n\n\n\n
    • Bigger jobs \u2014 a roof section, a bathroom gut \u2014 belong in projects<\/strong>, not single requests. Group the related requests under a project with an agreed amount and due date.<\/li>
    • When the work is done, attach proof-of-work photos before closing it out. Your future self, reviewing a contractor dispute, will thank you.<\/li>
    • Requests with no photos get deprioritized in practice. Make photos the habit for everyone who reports issues \u2014 a picture in the inbox thread takes ten seconds.<\/li><\/ul>","protected":false},"excerpt":{"rendered":"
